How do I stop chasing rent every month?

Short answer
Raise the bills once for the cycle and let the overdue badge do the work. You get one screen showing who has paid, who has not, and how far behind they are, and a reminder is a tap instead of a phone call you have been putting off.

The longer version
Raise the bills for the cycle
A bill carries a unit, an amount, a reason and a due date. Raise them together at the start of the cycle, before anybody has asked you for anything, and you have moved the whole month from your memory onto a screen.
Put the due date a few days before you actually need the money. Most leases fall due by the 5th, so a due date on the 1st gives you a real month rather than a deadline you are already late enforcing.
Read the rent roll instead of the group chat
Paid, pending, overdue. Filter to overdue and you are looking at exactly the conversations you need to have, in order, with the amount and the number of days already on the screen.
Send the reminder
A reminder from the app is not a personal confrontation, which is the reason people avoid making the call. The tenant sees the amount and the days, settles it from their phone, and neither of you has to mention it in the lift.
A cycle that runs itself
- Bills raised before the cycle starts, not after somebody asks.
- Due dates a few days early.
- One reminder when it goes overdue, not four.
- Cash payments recorded the day they are taken, while you still remember who paid.
Record cash on the day. A rent roll that is three weeks behind on cash is worse than no rent roll, because you will act on it and be wrong in front of a tenant who did pay.
Rent lands by the 5th. You see it in one screen, not 12 group chats.
