How do I handle a renewal without the awkward call?

Short answer
Record the lease with its dates and you get told 30 days out, 7 days out, and on the day. A conversation you start a month early is a negotiation; the same conversation started on the expiry date is an argument.

The longer version
Record it once
The lease carries its unit, its tenant, its dates and its rent. From then on the expiry is something the app watches instead of something you are supposed to remember.
The reminders
| 30 days out | Time to decide, and time for the tenant to decide. This is the useful one. |
|---|---|
| 7 days out | Nobody has acted. Make the call now. |
| On the day | A record that it lapsed, which matters if anybody argues about it later. |
The 30-day reminder is the one worth acting on. Every awkward renewal conversation in Lagos is a conversation somebody started too late.
Renewing, or not
A renewal updates the dates and the rent, and the old term stays on the record. Ending it releases the unit so the next tenant can be attached without the previous agreement following them in.
I rent here
From your side, your lease is in your documents, and on the Resident plan you can open the whole thing. Nobody has to email you the agreement again.
